Monthly Spotlight - May 2025

Freddie Mac requires the attached documents as well as the following:

 

*Earnest money deposit- must be in certified funds, from the buyer, in the form of a cashier’s check or wire transfer drawn on a United States regulated financial institution authorized to engage in banking activities within the United States. If buyer is using their own attorney, the check should be made payable to Patterson-Schwartz Real Estate. A copy of the check should be sent to the listing agent and original mailed or dropped off at their office. If buyer is using the seller’s closing company, the check should be made out to them (listing agent will advise who it’s assigned to). A copy of the check should be emailed to the listing agent and original sent to the closing company via overnight mail.

*Buyer Compensation Disclosure Agreement (Buyer/Agent Agreement) if different from original.

*Agreement of Sale- Revised AOS is required and must include buyer(s) legal name and match all terms listed on the HomeSteps bank addenda. All documents must be initialed and signed exactly as their name appears on the bank addenda.  Investor buyer(s) must execute the contract and bank addenda as follows: Business Name- Principal Signature- Principal Name Printed- Title of Principal. If buyer(s) is LLC, Corporation, or Partnership, include a copy of the company’s state certificate or other evidence of the validity along with signing authority. 

*HomeSteps Addenda- No changes or marks to the addenda will be accepted. The date on page 1 should be the date the buyer signs the documents. Buyer(s) initials are required at the bottom of each page as well as additional spots on pages 1 and 4. Page 5, section 14 must be filled out.  Buyer(s) must make a closing selection on page 7 and fill in the attorney info if using their own.

*HomeSteps Property Condition Addendum- The date on page 1 should be the date the buyer(s) signs the documents. Buyer(s) must initial next to each inspection or report on page 1. Pages 2 and 3 are to be left blank. All disclosures uploaded on the MLS must be initialed by buyer(s) and included. Lead Based Paint Disclosure must be completed, if applicable.

*Proof of Funds or Pre-approval- must be at least the purchase price of the property.
